WHL Surveying & Engineering was instructed to assess damage to adjoining residential properties following a vehicle impact with the soffit of a flying freehold structure spanning a shared thoroughfare.
The inspection focused on evaluating the structural integrity of the soffit, supporting masonry, and internal elements within the affected areas. A visual survey of accessible internal rooms, roof voids, and external elevations was undertaken to determine whether the incident had resulted in structural movement or damage requiring remedial works.
The properties form part of a modern terrace incorporating a flying freehold supported by reinforced concrete beams with masonry and soffit finishes. The soffit boarding exhibited scrape marks and localised decorative damage consistent with vehicle impact; however, no significant structural deformation was observed. Mortar loss was noted to the soldier course brickwork above the soffit, though the masonry remained stable with no displacement or cracking. Internally, only minor defects were identified, including slight ceiling cracking and expansion cracking to caulking in one property, together with localised mortar deterioration within a roof void partition. These issues were considered cosmetic or minor in nature and did not indicate structural movement or compromise.
It was recommended that minor remedial works be undertaken to restore the affected elements, including surface preparation and redecoration of soffit boarding, localised repointing of mortar joints, renewal of cracked caulking, and making good of minor internal finishes. Although no structural concerns were identified, monitoring for any latent defects over a 12-month period was advised as a precaution following the impact event. Further intrusive investigation of concealed structural elements was considered unnecessary unless future movement or deterioration becomes apparent.
