Structural Appraisal of a Historic Residential Mansion Block
WHL Surveying & Engineering carried out a visual structural appraisal of Neville Court, a substantial early 20th-century mansion block in North West London, to support the development of the Building Safety Case in accordance with the Building Safety Act 2022.
Scope of Work
The assessment examined the building’s traditional loadbearing masonry construction, communal areas, roofscape, balconies, basement, and external envelope, alongside a review of the available technical documentation. The objective was to assess the condition and resilience of the primary structure while identifying any areas requiring further investigation or long-term management.
Findings
The appraisal found Neville Court to be in generally good structural condition, with its traditional solid brick masonry construction continuing to provide a robust and stable structural system. No evidence of significant structural movement, foundation failure or widespread instability was identified during the inspection. As is typical of buildings of this age, some deterioration associated with long-term weather exposure and moisture ingress was noted, particularly to balconies, roof coverings and isolated areas of the external fabric. The absence of original structural drawings also meant that certain concealed elements, including foundation details, timber floor construction and embedded balcony supports, could not be fully verified through visual inspection alone.
Recommendations
To support the continued safe management of the building, WHL Surveying & Engineering recommended a programme of targeted investigations to verify concealed structural elements and address identified information gaps. Routine inspections of balconies, roof coverings, rainwater goods and external masonry were also advised to identify any developing defects before they become significant. Together with a planned maintenance strategy and the recovery of historic structural information where available, these measures will help preserve the building’s long-term structural performance while supporting compliance with the Building Safety Act 2022.
