Structural Appraisal for Historic Steel-Framed Residential Mansion Block

WHL Surveying & Engineering was instructed to undertake a comprehensive structural appraisal of Bryanston Court 1, a substantial early-20th-century steel-framed residential mansion block in central London, to support the preparation of a Building Safety Case under the Building Safety Act 2022.

Scope of Work

The assessment included a visual inspection of the building’s structural frame, basement, external masonry façades, roof structures, floors, and external steel escape stair, alongside a review of available documentation. The appraisal evaluated the building’s structural condition, identified potential risks to long-term performance, and provided recommendations for the ongoing management of structural safety and compliance.

Findings

The inspection confirmed that the building remains structurally stable, with no evidence of foundation movement, differential settlement, or significant structural distress affecting the primary steel frame or loadbearing masonry. The principal issues identified were related to durability rather than structural capacity, including localised moisture ingress within the basement, damp staining, corrosion to exposed steel elements, isolated concrete spalling, and weathering around roof and external steelwork. The appraisal also noted that concealed steelwork and structural connections could not be fully assessed through a visual inspection alone, making targeted intrusive investigations appropriate to verify the condition of embedded structural elements and long-term durability.

Recommendations

WHL Surveying & Engineering recommended a programme of targeted intrusive investigations to confirm the condition of concealed steelwork, structural connections, and embedded reinforcement, particularly within moisture-affected areas and external steel escape structures. Localised repairs to concrete, masonry, protective coatings, waterproofing systems, and corrosion protection should be undertaken where deterioration is confirmed, together with improvements to sealing around service penetrations and exposed structural interfaces. Ongoing planned inspections and preventative maintenance will help preserve the building’s long-term structural integrity, manage durability-related risks, and ensure continued compliance with Building Safety Act requirements.
