Structural Appraisal - Imperial Court, London

WHL Surveying & Engineering were engaged to undertake a Visual Structural Appraisal of Imperial Court, a ten-storey reinforced concrete residential building overlooking Regent’s Park in London.

Scope of Work

Constructed in the late 1960s with monolithic cantilevered balconies and twin central concrete cores, the property was assessed as part of the Building Safety Case under the Building Safety Act 2022, supporting the Principal Accountable Person in demonstrating structural safety and compliance.

The appraisal included all external elevations, balconies, roofs and the basement, together with a desktop review of planning history, façade reports and available documentation. Although original structural drawings were not available, the building’s construction and load paths were identified through visual inspection and historic design knowledge, satisfying the need to understand original construction, materials and structural intent.

Findings

Our findings confirmed a robust reinforced concrete frame, with no evidence of significant settlement, deformation or instability. The cantilevered balconies are original and integral with the floor slabs, and the external wall systems are non-combustible. Observed deterioration was typical for a building of this age, including weathering to façade panels, surface wear to roofs and minor cracking to masonry, none of which currently presents a structural concern.

Recommendations

The report recommended prudent future actions including reinforcement verification to balcony root zones, ongoing roof maintenance and periodic structural review on a five-year cycle. These measures provide proportionate risk management and ensure continued compliance with Building Safety Act expectations for higher-risk buildings.

Overall, Imperial Court demonstrates a stable structural condition and strong inherent robustness, and the appraisal now forms part of the documented Golden Thread supporting long-term building safety management.”
