WHL Surveying & Engineering undertook a comprehensive structural appraisal of Millennium Tower, a 21-storey residential building at Salford Quays, as part of the Building Safety Case process.
The commission involved assessing the building’s reinforced concrete frame, post-tensioned floor slabs, external façades, balconies, under croft parking, roof structure and communal areas, supported by a review of available structural drawings, operation and maintenance manuals, fire safety reports and previous inspection records. The appraisal focused on understanding the building’s structural performance, identifying any durability concerns and providing a proportionate strategy for its ongoing management.
The inspection confirmed that Millennium Tower benefits from a modern reinforced concrete structural system that remains in good overall condition, with no evidence of significant movement, settlement or instability affecting the primary frame. The post-tensioned concrete floors, central stability core and reinforced concrete columns continue to perform as intended, demonstrating a robust structural arrangement typical of contemporary high-rise construction. The principal observations related to routine durability issues rather than structural defects, including isolated water ingress within the under croft car park, weathering to exposed concrete, ageing sealants at façade interfaces and localised corrosion staining around balcony fixings. These findings are consistent with a building of this age and do not currently affect its structural integrity.
WHL Surveying & Engineering recommended a proactive maintenance strategy to preserve the building’s long-term structural performance. This included localised repairs to waterproofing systems and sealants, continued monitoring of reinforced concrete elements susceptible to moisture ingress, inspection of balcony fixings and façade interfaces, and regular maintenance of roof drainage to minimise standing water. The report also advised ongoing inspection of service penetrations and fire-stopping arrangements to support the wider Building Safety Case. Through planned maintenance and periodic structural reviews, Millennium Tower can continue to provide a safe and durable residential environment for many years to come.
