Structural Appraisal of a Traditional Residential Mansion Block

WHL Surveying & Engineering completed a structural appraisal of an early 20th-century residential mansion block as part of the Building Safety Case process required under the Building Safety Act 2022.

Scope of Work

The assessment considered the building’s traditional loadbearing masonry construction, basement areas, communal spaces, balconies, roof-level additions and other accessible structural components. A review of the available building records was also undertaken to develop an understanding of the building’s structural behaviour and identify any matters requiring further investigation.

Findings

The inspection confirmed that the building continues to perform well structurally, with no visible evidence of significant movement, settlement or structural distress affecting the primary loadbearing walls. The original masonry construction has demonstrated long-term durability, while later adaptations, including roof-level accommodation, appear to integrate satisfactorily with the existing structure. As is common with buildings of this age, some concealed structural details could not be verified through visual inspection alone, particularly relating to the foundations, floor construction and roof build-up. The appraisal also identified the importance of monitoring exposed areas such as balconies and roof coverings to ensure their continued performance over time.

Recommendations

To support the ongoing management of the building, WHL Surveying & Engineering recommended a series of targeted investigations to confirm concealed structural elements where historic information was unavailable. These included verification of foundation construction, floor and roof arrangements, balcony detailing and passive fire protection measures. The report also advised implementing a planned inspection and maintenance programme, together with the retrieval of any available historical structural documentation, to provide greater confidence in the building’s long-term structural resilience and continued compliance with current building safety legislation.
