Structural Appraisal of an Edwardian Mansion Block
WHL Surveying & Engineering undertook a visual structural appraisal of Hanover House, a substantial Edwardian mansion block in St John’s Wood, London, to support the preparation of the Building Safety Case under the Building Safety Act 2022.
Scope of Work
The commission included a visual inspection of the building’s primary structural elements, communal areas, basement, roof spaces, balconies and external envelope, together with a review of available technical documentation. The assessment focused on understanding the building’s structural behaviour, identifying any risks to stability and highlighting areas where further verification or long-term monitoring may be required.
Findings
The appraisal concluded that Hanover House remains structurally robust, with its traditional loadbearing brick masonry construction continuing to perform effectively more than a century after its construction. No evidence of significant structural movement, differential settlement or widespread instability was identified during the inspection. The building benefits from continuous masonry load paths and well-established structural redundancy typical of Edwardian mansion blocks. Whilst some localised alterations, including inserted steel beams and new service installations, were identified, these were not considered to compromise the overall structural integrity. As with many historic buildings, the absence of original structural drawings and concealed construction details limits full verification of certain elements, including foundations, embedded steelwork and floor connections.
Recommendations
WHL Surveying & Engineering recommended that the building continues to be managed through a planned inspection and maintenance regime, with particular attention given to the roof coverings, rainwater goods, balconies and exposed masonry to prevent deterioration from moisture ingress. It was also recommended that available historic structural information should be obtained where possible and that targeted investigations of concealed structural elements are undertaken during future refurbishment works. These measures will provide additional assurance of the building’s long-term structural performance while supporting ongoing compliance with the Building Safety Act 2022 and the maintenance of the Building Safety Case.
